If you have ever fancied living in the countryside, then this beautiful barn conversion could just be the perfect answer. Converted around 8 years ago this property has been bespoke designed and lovingly decorated throughout by the current owners. Imagine driving home at the end of the day to your own little slice of heaven and you have just arrived at Long Barn.

Situated on Siston Lane in the grounds of the farmhouse that formed part of the old Tudor mansion Siston Court, this stunning home is perfect for those looking for spacious accommodation. The main house has 3 large double bedrooms, each with their own en-suite bathroom and the detached barn has ancillary accommodation comprising one-bedroom, lounge/kitchen/diner and bathroom. This ancillary accommodation could also make the perfect space for someone wanting to run a business from home. *Please note this is listed as an outbuilding and not a separate dwelling.*

Once inside the main barn, through the front door, you will find yourself in the entrance hall. The floors downstairs are all fully tiled, but warm underfoot due to the full house underfloor heating system. From here you will find stairs to the floor above, a good sized storage cupboard for your shoes, wellies and coats, a downstairs cloakroom complete with low level WC and hand wash basin and doors to bedroom 3 on the end of the building and another door through to the large open plan kitchen/breakfast and dining room.

The kitchen is modern and has a built in 5 ring ceramic hob with extractor and a double oven and grill underneath. There is also a built-in dishwasher, breakfast bar and a one and half bowl sink built into the preformed ‘Corian’ worktops. There is plenty of storage in the range of cupboards and drawers that are finished in dark bamboo and complimented with high gloss off white fronts. There is plenty of room for a large dining table here too so if you enjoy entertaining then this room provides a fabulous open plan area that is perfect for cooking and socialising at the same time. There is a large window and door that overlooks and opens onto the courtyard to the front and a door leading to the rear garden.

The main reception room is a lovely room. With high ceilings and exposed oak beams that really make barn conversions so appealing. This room is spacious yet cosy and has a large window overlooking the front courtyard. The detailing stands out in this room as you notice the oak doors and the matching skirting board that is replicated throughout the house.

At the opposite end of the house beyond the entrance hall is the third bedroom. This is a large double room with light bamboo style luxury vinyl flooring (Polyflor Expona). It has its own en-suite bathroom that is fully tiled with a 3-piece white suite. There is a large triple pane window that overlooks the front courtyard allowing lots of natural light to fill the room.

On the first floor, above and overlooking the entrance hall you will find a glass panelled gallery landing. From here to either side you will find two further very large double bedrooms each with their own fully tiled en-suite bathrooms. Each bedroom has two Velux windows to each side resulting again in lots of natural light which seems to fill each and every room in the property. There are some lovely views to the rear overlooking the garden and the fields beyond.

The Garden:
The rear garden has a large lawn area and overlooks the paddocks beyond. There is a patio area for your table and chairs so if you enjoy a bit of alfresco dining in the summer months then this is the perfect space to relax and unwind with some food and glass of wine. The adjoining outbuilding/shed houses the air source heat pump which powers the heating and also has some really useful storage space for bikes and garden equipment. There is also an access gate to the side of the garden.

The Outbuilding:
As previously mentioned, this building is considered ancillary accommodation to the barn and has only been valued as an outbuilding. It was first used by the current owners to live in whilst they converted the barn. This building has a multitude of uses but would make a home office or similar. The building has an open plan lounge/dining and kitchen area with log burner, a bathroom with a 3-piece white suite, double bedroom and plenty of storage. There is ample space to the side of the building that could be turned into a little separate garden too. Whilst this building provides excellent ancillary accommodation, it should be noted that it is still classed as a barn (not accommodation) and we have taken all this into consideration when valuing the property. Internally it is very clean and tidy, but it could do with some further investment to really make the most of it. Nevertheless, this building is a real plus point that will appeal to many with the need for the extra space it provides.

The courtyard to the front of the barn and the outbuilding is accessed via the driveway that is shared with the old farm house and one other property. It provides parking spaces for up to 7 vehicles that belong to the property. On the opposite side of the courtyard the neighbours also have their parking spaces. It has been recently gravelled.

The surrounding area is mostly made up of greenbelt land and the common land of Webbs Heath, Goose Green and Siston Common. Siston Brook runs through the heart of this lovely bit of open land from Overscourt Court Woods down through to Warmley Forest. The Bristol to Bath Cycle path can be easily accessed from here too. If you are the sort of person who like walking their dogs or have equestrian hobbies, then this is an ideal location for you.
